First Fix, Floor and Stairs, things moving very quickly

Things must have been busy as I’ve not updated anything for a month, so apologies this is a longer than normal post !

We had a slightly slow start to the year but things have really accelerated into February and it’s seems everyday we are making decisions. It’s a good job I’m not in La Tania skiing.

The site has been really busy as we’ve had plumber and sparkies as well as Ross’ team building internal walls.

Before they arrived Ross’s team put up the internal insulation (40mm PIR) and myself (the client) and Fiona (the project manager) used up a couple of rolls of masking tape drawing kitchens, media wall and other areas.

This obviously led to some last minute changes !

The electricians have been not only installing mains cables and lighting they’ve also been laying the important ‘blue’ Cat6a data cables and the plant room is looking more like a data centre.

The plumbers working at the same time were installing showers, taps and radiator runs

The plumbers were also installing the all important MVHR (Mechanical Ventilation Heat Recovery) system which will provide fresh filtered air to the house.

Ground Floor

All this time the ground floor has been just an uninsulated concrete base, but that all changed at the end of first fix when the final floor insulation was installed and then the screed. The boring bit is that we’ve got 150mm of PIR which is then has 75-85mm of dry screed (20 tonnes of the stuff)

Once this was all laid, a membrane was placed over it ready for the screed which was all wheelbarrowed into place.

Unfortunately for a variety of reasons the first delivery wasn’t enough so they had to return on Saturday to finish it off!

Stairs

All this time we’ve been getting upstairs using a scaffolding frame and steps, which hasn’t been easy, but on the 7th Feb 2024 the stairs arrived and were installed, these aren’t in the full glory yet, as need painting and oiling (oak!) but it’s a great step forward (see what I did there 🙄)

We’ll add a few more pictures of the finished stairs in another post.

I’m sure I’ve forgotten something but as I’m writing this whilst drinking wine on the LNER from London it’ll do for the moment. Thanks for reading !
